Terms and Conditions

By submitting payment, payor agrees to the following disclosures of terms and conditions: 

ADMINISTRATION PROCESSES-Ordering and Payment 

Services will not be scheduled until payment has been received. Once payment has been received, the service will be scheduled on a first-to-pay basis. 

Methods of Payment: Payments must be completed by credit card(s) or ACH. A 2.99% processing fee is added to any Credit Card Payments. A team member will reach out via email or text 48 to 72 hours prior to your staging appointment to finalize your appointment and confirm final details. 

Your display period is specified on your invoice (60 to 90 days). Displays can be extended for an additional 30 days at 30% of your original purchase price or 60 days for 50% of your original purchase price. 

Model My Home requires a 7 business day notice for a destage (removal of furniture and decor items). This notice should be submitted through the DESTAGE REQUEST FORM which will be emailed to the payor and can be found on our website at modelmyhome.com 

There will be a RUSH destage fee at 10% of the Initial Staging Cost, if notice of destage is given less than seven business days before time of service is needed.

If the home is sold, Model My Home must remove all items at least 1 day before closing. Two to three reminders will be sent prior to the expiration of your service agreement. If no response is received, an automatic renewal will be charged. 

DESIGNER REQUIREMENTS 

A walkthrough video and/or photos are required to be sent to us within 24 hours of payment. If photos are not received three business days prior to service, no adjustment will be made to the design in-home if the stage is incomplete, or design is “not ideal.” Video and photos may be texted to 972.733.3435 or emailed to [email protected] 

PROPERTY REQUIREMENTS 

Vacancy Policy:

For the safety and efficiency of our team, we do not allow any persons other than our team in the property during the staging appointment. This includes both vacant AND occupied stages. We reserve the right to refuse service if the property is not vacant for all persons. 

If the property is not vacant of all persons upon arrival there will be a $500 rescheduling fee. Model My Property will reschedule your service for the first available appointment.

Access Window:

We require complete access to the property for two days beginning at 8am on the first day of service through the following day at 6pm.

Key Access:

MMH does NOT use Supra access. The property key must be placed in a lockbox or otherwise made easily accessible to the staging team prior to arrival.

Property Readiness:

The property must be clean and complete of all repairs/renovations before we arrive to stage the property. 

We must receive property information such as gated entries, narrow hallways, winding stairs, reservable elevators, designated parking, etc. within 24 hours of payment.

Our team must be able to gain access into the property within 15 minutes of arrival. Model My Home reserves the right to reschedule the appointment if access is not granted, and a $500 rescheduling fee will be assessed. 

Property Preparation & Unpictured Areas:

Only areas shown in submitted walkthrough photos/videos will be furnished, styled, or accessorized. Areas not shown or disclosed—including but not limited to bookshelves, wall nooks, built-ins, shelving, alcoves, or decorative spaces—will not be furnished or accessorized by Model My Home Styling recommendations may be provided for these spaces; however, the Client is responsible for completing them independently. If Model My Home is required to return to furnish or accessorize previously undisclosed areas, a return trip fee of $500 will apply.

OCCUPIED STAGING POLICY

Additional Item Removal:

For occupied staging projects, the property must be prepared prior to the scheduled staging date. If Model Property Brands is required to remove or relocate items not previously disclosed—including but not limited to furniture, storage bins, décor, boxes, appliances, or household items—additional fees will apply:

Items under 40 lbs: $50 per item

Items over 40 lbs: $75 per item

Model My Home reserves the right to refuse moving excessively heavy, hazardous, fragile, or unsafe items.

Pet Policy for Occupied Staging:

Occupied staging properties with pets are subject to a non refundable pet deposit of $250. The deposit will be refunded following destaging provided no damage, staining, odor, excessive cleaning, or other issues affecting Model Property Brands inventory or property are identified.

Right to Refuse Service:

Model My Home reserves the right to refuse, pause, or reschedule services if the property is deemed unsafe, inaccessible, excessively unprepared, unsanitary, under active construction, or otherwise unsuitable for staging upon arrival. Additional fees may apply.

CANCELATION POLICY 

A 10% fee will apply to all stages canceled after payment is received. If the service is canceled within 5 business days of the scheduled stage, a 50% fee is applied. NO REFUNDS apply if the stage is canceled 2 business days prior to the scheduled stage. 

PROPERTY DAMAGE 

Payor is liable for damages to, loss or theft of our furniture, art, or accessories. Items are always assessed during a destage for any damage that may have occurred. Items staged within properties are not allowed to be used or moved. If the team notices evidence of use during the destage, a fee may be charged. 

A Loss & Damage (L&D) fee will be assessed upon destage.

Staged items must not be used or moved. Any signs of use will result in additional fees.

Damage to Client Property:

A pre-stage condition form will be completed.

Any new damages caused during staging or removal will be documented within 24 hours.

Bathroom Towels & Decorative Linens:

All towels, linens, and bathroom accessories provided by Model Property Brands are for staging and visual presentation purposes only. Use of these items for bathing, cleaning, pets, or any other purpose is prohibited. Any signs of use, staining, laundering, damage, or removal will result in a replacement and/or cleaning fee of $100.

DAMAGE TO SUBJECT PROPERTY 

An inventory and condition form will be filled out, noting any damages to the property prior to staging. We will do our best to notify you within 24 hours of any damages incurred while installing or destaging. Any requests for repairs must be in writing and submitted within 48 hrs of install, or destage. Requests can be emailed to [email protected] 

DISPUTE RESOLUTION 

In the event of any dispute arising out of or relating to these terms and conditions, your use of our website or services, or any other matter relating to our business, the parties shall first attempt to resolve the dispute through good faith negotiations.

INTELLECTUAL PROPERTY 

All content on ModelPropertyBrands.com, including text, images, and designs, is the intellectual property of Model My Home and may not be used without permission.

GOVERNING LAW 

This is a These terms and conditions, and any dispute arising out of or relating to these terms and conditions, your use of our website or services, or any other matter relating to our business, shall be governed by and construed in accordance with the laws of Texas, without regard to its conflict of law provisions. Any legal action or proceeding arising out of or relating to these terms and conditions or our business shall be brought exclusively in the courts located in Texas, and each party hereby consents to the jurisdiction and venue of such courts. This governing law clause shall not prevent either party from seeking injunctive or other equitable relief in any court of competent jurisdiction to prevent the actual or threatened infringement, misappropriation or violation of a party's copyrights, trademarks, trade secrets, patents, or other intellectual property rights. 

MODIFICATIONS TO THE TERMS AND CONDITIONS 

We reserve the right to modify these terms and conditions at any time, and without notice to you. The current version of the terms and conditions will always be available on our website at www.modelpropertybrands.com. Your continued use of the website after any changes to the terms and conditions have been made indicates your acceptance of those changes. We encourage you to review the terms and conditions regularly to stay informed about any updates or modifications.
